The Affordable Warmth Scheme offers homeowners grants for the installation of energy efficiency measures including boiler replacement for both insulation and radiator installations.
The scheme is funded by the Department for Social Development and is only available in Northern Ireland in areas being targeted by the local council.
To qualify for an Affordable Warmth grant, you must be an owner-occupier or householder of a privately rented property and your gross annual income must be below £23,000.
Specific rules apply for those applying as a private renter. Your landlord must be registered with the Department for Social Development’s Landlord Registration scheme. Your landlord will also need to give consent for any work being done and will have to contribute towards the cost of it.
Please note: this scheme is only available in certain parts of Northern Ireland where the local council is targeting your area.
The Affordable Warmth Scheme in Northern Ireland is a targeted grant, meaning local councils will get in touch with homeowners if they have been identified as being possible recipients for the grant. If you are entitled to help under this scheme, you will be given a list of measures that you can do to get approval and start the work. You may choose which contractor you wish to use or you can choose from the Housing Executive list (Please note: installers should be accredited to a relevant trade body).
Boiler Replacement Scheme.
You can save up to £1,000 on a new natural gas heating system, with The Boiler Replacement Allowance. This is a government-funded scheme which aims to help with the cost of replacing your old inefficient boiler*. If your boiler is over 15 years old, you could qualify for a grant of up to £1000 when you upgrade to a new highly efficient natural gas heating system. The Boiler Replacement Allowance is a government scheme aims to help homeowners with the cost of replacing their old, inefficient boilers that are over 15 years old, with an energy-efficient condensing boiler. The level of grant available is dependent on the total gross income of the household.

You must be an owner-occupier of the property and have an annual income lower than £40,000. The amount you receive will be dependent on your annual income level:
- Less than £20,000: £700 towards a boiler installation (or £1,000 with controls)
- Over £20,000 (up to £40,000): £400 towards a boiler installation (or £500 with controls)
Your current boiler must be at least 15 years old and you can only have a gas boiler replaced if the gas connection to your home was made 15 or more years ago. The grant cannot be used on Economy 7 heating, back boilers, room heaters or stoves used exclusively for cooking.
To apply for a boiler replacement grant, you can either call the Northern Ireland Housing Executive on 0344 892 0900 or send an email to boiler-replacement@nihe.gov.uk. Providing they are Gas Safe registered, you can actually choose the boiler installer who will carry out the work yourself. In order to replace your boiler, you must first get written approval from the Housing Executive.

NISEP - Energy Efficient Homes Scheme
Low-income households with no central heating, solid fuel heating or an old oil or LPG heating system (where the boiler must be over 15 years or broken beyond viable economic repair). Economy 7 conversions will be approved on a case-by-case basis. Must be a homeowner.
